The difference between Manufactured, Modular, and Stick Built Homes
So this question comes up often in conversation with home buyers. Well, the answer is a long one depending on what specific area of the process you are talking about. When it comes to a homes appraised value and resale value, the type of build will matter. Modular and Stick built are compared easily to one another, where as manufactured homes can be different.
Another key area is the loan type and loan requirements, I had a home that we had finished and were selling, the buyers and their lender were told it was manufactued, but they thought the home looked so good that it had to be modular despite what they were informed of. Needless to say, a modular home worked on the loan type they applied for, where as a manufactured required the buyer to have a higher credit score, they were able to increase their score and close on the sale, but there was some stress and delays along the way.
